Our Real Estate Practice Group represents a wide array of national, regional, and local clients and works from a variety of perspectives depending on whether the client is the project's developer, owner, contractor, architect, or municipality. Sometimes real estate is the primary business of the client; other times, their only interest in real estate is to have a place to operate their main business—be it a factory, office, or retail store. Regardless of the type of client, we understand that a real estate transaction is about more than just real estate. We address all the affiliated issues such as tax, ownership entities, governmental approvals, and environmental matters.

    Dan worked closely with Fiduciary Real Estate Development, Inc. in its acquisition of land and its development of residential real estate.  He has also assisted Fiduciary in its acquisition and disposition of several apartment buildings here in Wisconsin and elsewhere in the United States.

    Mr. Kronquist assisted a town in western Waukesha County in its review and approval of a new state-of-the-art medical complex consisting of an 180,000 square foot clinic and a 593,000 square foot hospital.

    Adrian T. Ulatowski

    On behalf of a client, Adrian negotiated the acquisition of real estate from the LaCrosse County Business Development Authority to a closely held business that he has represented for over 30 years for the expansion of its business into the LaCrosse market. The real estate will be used as the site of a distribution warehouse. His negotiations involved not only the Purchase Agreement but also Railroad Spur Track Agreements, review of title work, construction contract preparation, credit facility reviews and a related party lease.

    Mr. Kronquist has navigated the development approval process and negotiated a boundary agreement for a village in western Waukesha County interested in annexing 428 acres to develop a planned community residential and golf course development.

    Brad has represented Fiduciary Real Estate Development, Inc. with the sale of a tenant in common interest in multifamily property to outside investor, the acquisition and financing of multifamily properties and conversion to condominiums, and the negotiation and preparation of joint venture documents in connection with acquisition and ownership of multifamily properties.

    Rebecca represents Imagery Homes, LLC, and has recently assisted in the approval of a complex land division in the City of Brookfield. The land division also included the acquisition and transfer of several different parcels in order to accomplish the overall development project.

    In 2005-2007, Joe assisted Spectrum Development Group, LLC in the development of a $6 million shopping center in Delavan, WI. The engagement included the entire life-cycle of from acquisition and entitlement to leasing through construction and subsequent sale of the shopping center.

    Elizabeth assisted a national bank with the negotiation and preparation of financing documents in connection with the $42.8 million financing of a condominium development in Nashville, TN, which involved multiple lenders, tiered borrower entities and development issues.
