The City of Milwaukee has sent its 2022 “Notice of Assessed Value – Real Property” to all City of Milwaukee property owners. Almost every year the City revalues properties, which is the case again for 2022 after having performed a maintenance assessment for 2021. The recently released 2022 assessments are effective as of January 1, 2022, and are based on the property’s value on that date.
Last year, in 2021, most property owners did not see change in their assessed values because the City performed a maintenance assessment rather than a revaluation. This year, however, property owners of all types can expect increases in assessed values. In fact, the Assessor reports the increase in assessed value was 13.23% citywide, with residential assessments increasing by 17.77%. Depending on the size of the increase for an individual owner, the best course of action for the property owner is to notify the City of its objection to the increased assessment and to reserve the property owner’s rights to further negotiations with the City regarding the assessment, or a formal appeal to the Board of Review. The deadline for filing an objection is Monday, May 16, 2022, at 4:45 p.m. Please note that in order to properly review your Notice of Assessment, you should contact counsel soon as possible since the May 16th deadline is fast approaching.
The City’s “Open Book” review process allows for in-person review, among other options. To attend “Open Book” reviews property owners can (1) contact the Assessor’s Office via the City’s online web application, (2) email the assessor at email@example.com, (3) call the Assessor’s Office appraiser hotline at (414) 286-6565 to speak with an appraiser, or (4) visit the Assessor’s Office in-person in Room 507 of Milwaukee City Hall. Open Book review is available between the hours of 8:00 a.m. and 4:45 p.m., Monday-Friday.
